Energy Performance Certificates (EPC)

Accredited domestic and commercial EPC surveys across the UK. Legally required for selling or renting property, our EPCs provide a clear A-to-G energy rating.

Overview

An Energy Performance Certificate is a legal requirement whenever a property is built, sold, or rented in the UK. The certificate rates the property's energy efficiency on a scale from A (most efficient) to G (least efficient) and includes recommendations for improvement.

Synavo provides fast, reliable EPC assessments for both residential and commercial properties. Our accredited assessors deliver accurate ratings backed by thorough on-site surveys, helping you meet your legal obligations and understand your property's energy performance.

Our Process

1. Booking & Preparation

We schedule your assessment at a convenient time and provide clear guidance on what access we need. Most domestic EPCs can be completed in a single visit of 45 to 90 minutes.

2. On-Site Survey

Our assessor inspects the property's construction type, insulation levels, heating systems, windows, lighting, and renewable energy installations. Measurements and photographs are taken to support an accurate rating.

3. Data Entry & Calculation

Survey data is entered into government-approved software (SAP for domestic, SBEM for non-domestic) to calculate the energy rating. The software models the property's energy consumption and carbon emissions under standardised conditions.

4. Certificate Issue

Your EPC is lodged on the national register and issued to you, typically within 24 to 48 hours of the survey. The certificate is valid for 10 years.
